Loan for Real Estate

A housing loan without the need to use real estate for security.

The Real estate loan is intended for:

  • Czech citizens
  • foreigners with permanent residency in the Czech Republic
  • citizens of EU member countries with a temporary or permanent residency permit in the Czech Republic

Characteristics of the Real estate loan:

  • a cashless loan starting from CZK 100,000
  • the purpose is any investment into real estate, for example
    • purchase of a cooperative share
    • prepayment of rent
    • purchase of construction of real estate
    • reconstruction of real estate
    • a combination of all purposes with purchase of furniture and fittings
    • investment into furniture and fittings may not exceed 50% of the total level of the loan
  • maximum maturity is 10 years
  • always repaid from a KB current account
  • compulsory security for the loan
    • by means of a guarantee
    • by means of a deposit with KB
    • by means of building savings with the Modrá pyramida building society
    • by mortgaging of real estate
  • the Real estate loan is intended exclusively for personal, non-commercial investment into real estate

Advantages of the Real estate loan:

  • investment into real estate even without a mortgage loan
  • more advantageous interest than other consumer loans
  • longer maturity than other consumer loans
  • the loan can be paid off early at any time in part or in full with no penalties
  • possibility of gaining free creditor protection insurance

The Real estate loan allows you to:

  • to invest into real estate immediately
  • to partially finance furnishing of the household subject to advantageous interest conditions
  • distribute repayment of the loan over a period that suits you
  • make your repayments on a day that suits you (for example after you have been paid)
  • repay the loan early without any penalties whatsoever
Requirements for the real estate loan:
  • 2 ID documents (personal ID card and passport for example)
  • documents proving the level of your income
    • confirmation of the level of your income
    • or a tax return for the past taxation period including confirmation of tax payment
